1. Editable Listing Descriptions

A key focus for Urban is to support buyers property journey and decision making process by providing unique information to help buyers understand more about every new apartment and townhouse.

Urban's third party perspective is delivered via Articles, Videos, Social Updates, EDMs, SMS and Reports.

An extension of wanting to avoid being another place to find the same information that buyers could already access on the project teams website or other portals was to collaborate with project teams for our writers to publish the listing descriptions.

Still, Urban is here to listen to the industry and continue to shape how we support project teams.

Through our customer surveys and interviews, there is a highly engaged cohort that report wanting to create variations and updates on the listing weekly. To support this we have handed over the keys to allow you to updates as frequently as you wish.

2. Native AI Description Generator

Building on the last point, much of industry noted best practice was to provide new messaging as frequently as weekly, but struggled to find the time or resources to action this.

So say goodbye trying to reinvent the wheel to create listing copy variations to engage buyers. Our AI references the details you have populated on the listing to write a description for your listing. The format is built on our best practise trends on the information buyers are looking for.

3. New My Projects Summary View

Introducing the all-new 'My Projects Page' on Urban Portal – your project's central command hub. Easily track the number of leads generated both all time and last 7 days, snapshot of sales and construction statuses, reference populated or missing details, as well as a reference point for the last time the listing was updated.

4. Selfservice CRM Integration Functionality

Integrate into your CRM using our quick and easy CRM Integration function. We believe sales and marketing teams have better things to do than lead data entry. Use our XML Email (Mailparser), Webhook or API integration formats. Integrating your listing is a free service.

CRM Integration are an essential function in order to connect the leads with the sales team while they are in 'property search mode'. Urban's Heard Back Survey shows listings with a CRM Integration have a 30% higher rate of connecting with leads in comparison to those without a CRM Integration.

5. Customise Configurations with Image Pairing

Say goodbye to confusion and hello to seamless differentiation. Elevate your listings with tailored images for each configuration, making it effortless for your audience to explore and distinguish between the various apartments within your project.

6. Option of "Fixed Price" or "From" Pricing on Listing

A big part of the upgrades we have made have come as recommendations from our partners. Give projects team great control over how you present information to support the sales team is a key theme.

Having the ability to select from "Starting Price" (From) or a "Fixed Price" is part of the customisation to support your campaigns at varying stages.

7. Expanded Range of Property Types

Beyond apartments and townhouses, you now have the flexibility to classify you configurations as Studio, Villa or Penthouse. Soon we will release a number of enhancements to our buyers search function, one of which will include buyers ability to search by these property types.

8. Addition of Listing Sizing Configuration

Bed, bath, study, car, SQM and price points is not always enough details to really communicate the elements the architects have incorporated in your residences.

Now you have the additional optional fields to provide further clarification on the Internal area, Total area and Ceiling hight. Again, these details will become functionality buyers will soon have the ability to search by.

9. Images Linked to Relevant Configurations

Now, developers and sales agents can link images directly to specific configuration types listed within their projects. It's all about precision and clarity, ensuring your potential buyers see exactly what they're interested in. Chose to either, select one to enhance the configuration on the listing; or select go to each image to select which configuration the image is applicable to. Avoid buyers marvelling in the penthouse renders to go on to enquiry on the 2 bedroom configuration.

10. Recognition of the Project Team

Previously Urban's "Meet the Team" section on the listing was limited to Architect, Developer and Builder.

Now buyers understanding of the expertise and collaboration on the developer an include Project Marketer, Landscape Architect and Interior Designer.

Buyers can click through on the organisation to see a snapshot of the portfolio of all the other projects they are connected to: Coming Soon, Now Selling and Sold Out in order to demonstrate the experience of the teams collaborating.

Additionally, Agency is a back of house field for the Creative Agency, Media Agency, PR Agency and alike.

These values are not published on this listing for buyers to see.

Whats the reason for the field then? That brings us to the next point.

11. Listing Access at an Organisation Level

Each organisation now has a domain/website connected to it to help us avoid duplicate records of organisations.

Additionally, if you have a new team member create an Urban Portal access, our system will recognise the email matches the organisations domain to allow the new Urban Portal user access to each of the listings where to organisation is connected.

We release projects teams are busy, so when you sit down to update a listing you don't need a reason for additional steps in gaining access. This steps should automate much of your new team members access to get the task done quickly.

12. Contact info for Primary Sales Contact / Lead Agent

We think that for a sales team to have a real opportunity they need a real phone number - so we aren't adding phone numbers to listings to start counting phone number reveals.

But we do understand that if a buyer wants to speak to an agent straight away we want to connect them.

Now you have the options to add Name and Phone number to present to the leads post enquiry.

With a click, this can be auto populated from a Urban Portal users details, or it can be a free text field to a company name and 1300 number or alike.

13. Lead Notifications Preferences

Empower your teams personal communication preferences. Previously lead notifications were simply on or off. Now you have the options to select email and/or SMS notification types. Toggle Email and SMS lead notifications on and off for each individual with the tick of a box.

Do you have a project you want to list or update on Urban.com.au?
